Provides access to information, resources, and services relating to
Queensland body corporate legislation, governance, dispute resolution,
and community living.
Access Body Corporate Legislation
Provides direct access to Queensland body corporate legislation,
regulations, and legal resources relevant to the governance,
management, and operation of community titles schemes.
Australasian Legal Information Institute (AustLII)
Provides free access to Australian legislation, case law, tribunal
decisions, and other legal materials, assisting owners and committees
in researching legal matters relevant to body corporate and community
living.
By-Laws
Provides access to information on by-laws, which set out the rules and
responsibilities governing the use of lots and common property, and
help promote harmonious community living.
Meetings and Governance
Role of the Body Corporate
Provides information on the responsibilities, functions, and obligations
of a Body Corporate, including the management of common property,
administration of the scheme, and decision-making processes within a
community titles scheme.
Services of the BCCM Office
Provides information on the services offered by the Office of the
Commissioner for Body Corporate and Community Management,
including education, information resources, and dispute resolution
services for owners, occupiers, committees, and body corporate
managers.
BCCM Form 36 – Motion to the Body Corporate
This can be used to ask the body corporate or committee to make a decision on a matter.
Disputes and Compliance
BCCM Adjudicators Advice
Provides access to adjudicators' decisions and guidance on body
corporate disputes, offering practical insights into how legislation and
by-laws are interpreted and applied in real-world situations.
BCCM Form 37a – Self Resolution with an Owner and/or Occupier
This allows you to communicate with another owner or occupier if you believe they are breaching the legislation or by-laws. It also allows you to ask what you want them to do to resolve the issue.
BCCM Form 37b – Self Resolution with the Body Corporate
This allows you to communicate with the body corporate about breaches of the legislation and suggestions on how to fix the problem. It offers the body corporate to contact you to provide alternative solutions in an effort to resolve the dispute. This form opens the lines of communication in a respectful manner.
Queensland Building and Construction Commission (QBCC)
Provides access to information and resources relating to building and
construction in Queensland, including licensing, standards, dispute
resolution, homeowner guidance, and regulatory requirements for
building work.
Worksafe Queensland
Provides access to workplace health and safety information, guidance,
and regulatory resources, including safety requirements, incident
reporting, risk management, and compliance obligations applicable to
workplaces and community titles schemes.
General Information
Buying a Body Corporate Property
Provides helpful information for prospective purchasers about living in
a body corporate, including ownership responsibilities, by-laws, levies,
insurance, and matters to consider before buying into a community
titles scheme.
BCCM Common Ground
Provides access to Common Ground, the Office of the Commissioner
for Body Corporate and Community Management's online publication,
featuring articles, updates, case studies, and practical guidance on
body corporate living, governance, and legislative developments.
Title Searches and Copies of Documents
Provides access to title search services and official property records,
enabling owners, purchasers, and interested parties to obtain
ownership details, scheme information, and copies of registered
documents relevant to a property or community titles scheme.
QBCC's Guide to Apartment Renovations and Avoiding Costly Mistakes
Provides practical guidance for apartment owners planning
renovations, including approval requirements, common pitfalls,
contractor selection, and key considerations to help ensure renovation
projects are completed safely, legally, and successfully.
Fact Sheets
Guide to Animals in Bodies Corporate
Provides information on pet ownership within community titles
schemes, including owners' rights and responsibilities, approval
processes, by-law considerations, and guidance on managing animals
in a body corporate environment.

Closed Circuit Television (CCTV) surveillance in a body corporate

Parking Fact Sheet
Provides information on parking within community titles schemes,
including the use of visitor parking, allocated car spaces, parking by-
law enforcement, and the rights and responsibilities of owners,
occupiers, and guests.
Insurers Preferred Restorers
Provides access to a panel of insurer-preferred restoration contractors
who specialise in emergency response, water damage mitigation,
mould remediation, contents restoration, and property reinstatement
following an insured event. When appointing a restorer, an Owner must
always be aware they may be responsible for costs, should the insurer
not accept under an accepted claim.
